    ABOUT THIS ROAD TYPE

Paved roads — whether asphalt or concrete — are the premium option for ranch and property access. They're rarely used for interior ranch roads due to cost, but they make sense for main entrance drives, roads that connect to public highways, and high-value estate properties where appearance and year-round reliability matter. Asphalt is more common for longer runs because it's more affordable than concrete, while concrete is preferred for heavy-load areas like barn pads, equipment yards, and short entrance sections. A properly engineered paved road eliminates grading maintenance entirely, adds significant property value, and provides a clean, professional look that makes a strong first impression. For ranches being positioned for high-end sale or development, a paved entrance road can pay for itself in perceived property value.

    ADVANTAGES

    • Permanent, all-weather driving surface with zero grading maintenance
    • Professional, finished appearance — strongest first impression
    • Highest property value impact of any road improvement
    • No dust, no mud, no washouts
    • Handles unlimited traffic volume and weight
    • Required by some counties for subdivision development

    CONSIDERATIONS

    • Significantly more expensive than any unpaved option
    • Requires proper engineering, drainage design, and base preparation
    • Difficult and expensive to repair if damaged by tree roots or settling
    • Overkill for interior ranch roads and low-traffic areas
    • Asphalt deteriorates faster without proper drainage and edge support
    • Concrete can crack in shifting Hill Country limestone soils

    HOW WE BUILD IT

    1. 1Survey and engineer the road alignment and drainage plan
    2. 2Clear corridor, excavate to subgrade, and address soft spots
    3. 3Install all drainage structures — culverts, inlets, ditches
    4. 4Place and compact base rock in lifts to engineered specs
    5. 5Pave with hot-mix asphalt or form and pour concrete
    6. 6Finish shoulders, edges, and final drainage grading

    MATERIALS USED

Compacted base rock (8–12 inch depth)
Hot-mix asphalt (2–4 inch depth) or reinforced concrete (4–6 inch)
Engineered drainage — culverts, swales, and ditches
    Edge containment and shoulder material

    ONGOING MAINTENANCE

    • Seal-coat asphalt every 3–5 years to extend life
    • Fill cracks promptly to prevent water infiltration
    • Keep drainage structures and ditches clear
    • Repair edge erosion on shoulders
    • Concrete: seal joints and repair spalls as needed

    BEST FOR

    • Main ranch entrances and estate drives
    • Roads connecting to public highways
    • High-value property presentation for sale
    • Subdivision and development access roads
    • Properties where maintenance elimination is the priority

    ESTIMATED COST

    $25,000 – $60,000+
