    • Foundation removal and backfill
    • Full debris hauling and disposal

Old Structures Drag Down Property Value

A collapsing barn, an abandoned mobile home, or a derelict outbuilding doesn't just look bad — it kills resale value, creates liability, harbors snakes and rodents, and tells buyers the property hasn't been cared for. Removing it transforms how the land shows. Brokers consistently report that buyers respond better and offers come in higher on properties where derelict structures have been cleared.

    OUR PROCESS

    1. 01

      Site Walk & Structure Assessment

We walk the structure, check for hazards (asbestos, old fuel tanks, septic), confirm utility disconnects, and review what 'done' looks like — slab removal, backfill, grade.

    2. 02

      Permits & Utility Disconnects

Where required, we pull demolition permits. Power, water, and gas have to be confirmed disconnected before any structural work begins.

    3. 03

      Hazardous Material Handling

Asbestos, lead paint, fuel tanks, and septic systems get handled per state and county regs. We coordinate testing and abatement when needed.

    4. 04

      Structural Demolition

Excavator with shear or grapple takes the structure down systematically. Materials separated as we go — metal one pile, wood another, concrete another.

    5. 05

      Foundation, Slab & Sub-Surface

Slabs broken and removed. Foundations dug out. Old septic tanks pumped and crushed in place or removed. Holes backfilled with clean fill.

    6. 06

      Site Cleanup & Final Grade

Every nail, screw, and chunk of debris hauled off. Site graded smooth, ready for grass, building, or sale photos.

STRUCTURE TYPES & TYPICAL DEMO COST

Every structure is different, but here's what to expect for common Hill Country property demo work.

Option Typical Cost Time What's Included
Single-Wide Mobile Home $3,000–$7,000 1–2 days Tear down, debris haul, disconnect, slab/blocks removed
Double-Wide Mobile Home $5,000–$10,000 2–3 days Same as single-wide, larger debris volume
Old Barn (Wood) $4,000–$12,000 1–3 days Tear down, separate metal/wood, haul debris, backfill holes
Metal Barn or Shop $5,000–$15,000 2–4 days Cut down, salvage metal where possible, slab assessment
Concrete Foundation Removal $2,500–$8,000 1–3 days Break, load, haul concrete; backfill with clean fill
Multi-Building Site Cleanup $15,000–$50,000+ 1–3 weeks Multiple structures, septic, debris from years of accumulation

    * 2024–2025 estimates. Asbestos, complex utility disconnects, and difficult access can affect cost.

    WHAT DRIVES THE COST

Every Hill Country property is different. Here's what affects pricing on this kind of work — and what we look at when we walk your land.

    Structure Size & Type

Square footage, number of stories, and construction material (wood, metal, masonry) all drive demo time and equipment needs.

    Hazardous Materials

Asbestos, lead paint, old fuel tanks, and abandoned septic systems require specialized handling that adds cost.

    Debris Volume & Haul Distance

More debris means more truck loads. Properties far from a landfill or recycling center carry higher disposal cost.

    Foundation Work

Slab and foundation removal adds significant time and equipment use compared to above-grade demo only.

    Site Access

Tight access for excavators and dump trucks adds equipment-positioning time and may require alternate approaches.

    Permits & Inspections

Some counties require demolition permits. Where required, we handle the paperwork — but the time and fees add to the project.

    EQUIPMENT USED

    Excavators with demolition attachments
    Skid steers for material handling
    Dump trucks and roll-off dumpsters
    Concrete crushers and sorting equipment
