    WHAT WE DO

    • Scheduled maintenance programs
    • Road grading and drainage upkeep
    • Fence inspection and repair
    • Brush management and mowing

    Deferred Maintenance Compounds Fast

Ranches and large acreage properties don't stay maintained on their own. A road that needed a $1,500 grading turns into a $12,000 rebuild after two more wet seasons. A fence that needed re-tensioning becomes a full replacement. Brush that needed a mowing pass becomes a clearing project. Scheduled maintenance is dramatically cheaper than catching up — and keeps the property generating value instead of losing it.

    WHAT WE MAINTAIN

    Road Grading & Drainage

Ranch roads take a beating from weather, heavy equipment, and daily use. We grade and reshape roads on a scheduled basis — fixing washouts, re-crowning surfaces, clearing drainage ditches, and adding base material where needed. Proper road maintenance prevents expensive rebuilds down the line.

    • Seasonal road grading after heavy rains
    • Culvert clearing and drainage ditch maintenance
    • Base material top-dressing on high-traffic areas
    • Water crossing and low-water bridge inspection

    Fence Inspection & Repair

Fences are the first line of defense for livestock and property boundaries. We run scheduled fence inspections across your property, identifying and repairing damage from weather, wildlife, fallen trees, and general wear. We handle barbed wire, field fence, pipe fence, and high game fence.

    • Full property fence line inspections
    • Post replacement and wire re-tensioning
    • Gate repair and hardware replacement
    • Fallen tree and debris removal from fence lines

    Brush Management & Mowing

Cedar and brush grow back fast in the Hill Country. Without regular management, you'll lose cleared land in just a few seasons. We provide scheduled mowing and brush cutting to keep pastures open, sight lines clear, and your property looking sharp year-round.

    • Scheduled pasture mowing on large acreage
    • Cedar regrowth management and cutting
    • Fence line and road edge brush clearing
    • Fire break maintenance and clearing

    Infrastructure Upkeep

From equipment pads and retaining walls to water systems and erosion control — ranch infrastructure needs regular attention. We inspect, repair, and maintain the structural improvements on your property so small issues don't become major projects.

    • Water crossing and culvert maintenance
    • Erosion control and drainage system checks
    • Equipment pad and building pad upkeep
    • Retaining wall and terracing inspection

    HOW IT WORKS

    Scheduled Programs

We set up a recurring maintenance calendar based on your property's specific needs — monthly, quarterly, or seasonal visits. You tell us the priorities, and we handle the rest. Perfect for absentee owners who need reliable boots on the ground.

    On-Call Service

Storm damage, downed fences, washed-out roads — things happen. Our on-call service means you can reach us when unexpected issues come up, and we'll get a crew out to your property quickly to handle the problem.

    Annual Property Assessment

Once a year, we do a full walk-through of your property — roads, fences, brush conditions, drainage, and infrastructure. You get a detailed report with recommendations and a prioritized action plan for the year ahead.

    WELL-MAINTAINED PROPERTIES

This is what consistent property maintenance looks like — clean roads, tight fences, managed brush, and land that's ready to work. We keep properties across the Hill Country looking and functioning at their best.

    OUR PROCESS

    1. 01

      Property Walk & Inventory

We walk the entire property with you, document road network, fence lines, structures, gates, and infrastructure. Everything that needs ongoing attention gets identified.

    2. 02

      Maintenance Plan Built to Property

Quarterly, semi-annual, or on-call — whatever matches your situation. We propose a schedule and scope, you approve it before anything starts.

    3. 03

      Scheduled Visit Execution

We show up on schedule, do the agreed work, document with photos, and send you a clear report. You always know what was done.

    4. 04

      On-Call Response

Between scheduled visits, when storms hit or things break, we respond to calls. You have a contractor who already knows your property.

    5. 05

      Annual Property Assessment

Once a year we do a full property assessment — what's holding up, what's coming due, what to budget for. You get a clear plan for the year ahead.

    WHAT DRIVES THE COST

Every Hill Country property is different. Here's what affects pricing on this kind of work — and what we look at when we walk your land.

    Property Size

More acres = more roads, more fence, more brush. Pricing scales with the property's maintenance footprint.

    Visit Frequency

Quarterly is most common. More frequent visits cost more but catch problems earlier. Less frequent visits cost less but allow more deferred work.

    Scope per Visit

Roads only? Roads, fences, and brush? Full property maintenance including infrastructure? Scope drives the cost.

    Deferred Backlog

Properties with years of deferred maintenance need a catch-up phase before steady-state pricing applies. We quote that separately upfront.

    Property Location

Properties closer to our base in the Hill Country carry lower mobilization. Remote locations affect response time and per-visit cost.

    On-Call Coverage Level

Standard response is best-effort scheduled around other work. Premium on-call gets priority response for storms and emergencies.

    EQUIPMENT USED

    Full fleet of heavy equipment
    Mowers and brush cutters
    Fence repair tools and materials
    Grading and road maintenance equipment
